Founder Story (RAJA – Professional Land Surveyor)
I started working with US land development in 2020, but my foundation goes back to a decade‑plus as a Professional Land Surveyor. I’ve studied land development manuals, city ordinances, and subdivision regulations from nearly every county – long before AI or online templates existed.
The first few years I saw the same heartbreaking pattern:
A homeowner spends weeks designing their dream ADU, garage, or pool.
They submit a hand‑drawn sketch or a cheap online template.
The city reviewer rejects it for reasons the homeowner never knew existed – wrong setback measurement, missing flood fringe note, unclear utility connection.
Weeks turn into months. Holding costs stack. The project stalls.
That’s when I stopped just “drawing lines” and started building a permit‑approval system.
Two early cases that changed everything:
Shoreline dispute – overturned a 10,000fine
A water front property owner was accused of causing shore line erosion by removing trees. The county threatened a 10,000 fine penalty. We analyzed satellite imagery from 1962 to 2024 and proved the shoreline had shifted naturally due to boat traffic and geology – not human activity. The county dropped the case.

House built backward in Colorado Springs
A home had been constructed in reverse of the approved plans. The city demanded a retrospective site plan with 50+ correction requests. We delivered a compliant, permit‑ready plan that satisfied every reviewer comment. The project finally moved forward.

In 2026 I spotted a hidden pain that no one in the homebuilding industry had a name for.
