Do I need a site plan for a shed?

In most jurisdictions, yes — if the shed exceeds certain size or height thresholds (commonly 120–200 square feet or 10–12 feet in height). Even if your jurisdiction doesn’t require a permit for small sheds, having a site plan protects you from future disputes about setback violations and property line encroachments. Our shed/accessory plans start at just $79.


Do I need a site plan for a pool?

Yes. Pool permits universally require a site plan showing the pool’s location relative to property lines, existing structures, setbacks, and utility easements. Many jurisdictions also require fence/barrier locations around the pool area. When you select “Pool/Spa” as your project type in our calculator, the pool feature is automatically included at no extra charge.


Do I need a site plan for a fence?

What information do I need to provide?

At minimum, we need your property address. That’s it. We pull the parcel data, lot dimensions, and satellite imagery from public records and high-resolution aerial databases. If you have an existing survey, deed plot, or specific building department requirements, sharing those helps us deliver a more precise plan faster.


Can I make changes after I receive my site plan?

Yes. Every plan comes with free revisions. If your building department requests modifications — moving a structure label, adding a setback dimension, adjusting the scale — we make those changes at no extra charge. We don’t consider a plan “done” until your permit is approved.


What file format will I receive?

All plans are delivered as high-resolution PDF files, ready for printing and submission. If you select the AutoCAD DWG add-on (+$25, included in Platinum), you’ll also receive an editable .DWG file compatible with AutoCAD, SketchUp, and other CAD software.


Do you offer PE-stamped site plans?

No. We don’t yet offer Florida Professional Engineer (PE) stamped site plans for an additional Rates Depends on PE review Provider . A PE stamp is required by some Florida jurisdictions and HOAs. If you need a PE stamp for a state other than Florida, contact us — we can often accommodate through our professional network.


Are your site plans accepted by building departments?

Yes. Our site plans have been accepted by building departments in 47 U.S. states. We follow standard drafting conventions, include all elements typically required by zoning and permitting offices, and format plans to meet common submission requirements. In the rare event that a building department rejects a plan, we revise it for free — and we’ve never had a plan rejected twice.


Do you work in my state / city / county?

We serve all 50 U.S. states. Because we work from satellite imagery, public parcel data, and high-resolution aerial databases, we can draft site plans for any property with a valid U.S. address. Local jurisdictions with unusual requirements (such as specific sheet sizes, required notations, or PE stamps) are accommodated through our customization options.


What if my building department rejects the plan?

We revise it — for free. When your building department provides feedback (plan corrections, additional notations, dimension changes), forward their comments to us and we’ll update the plan within 24 hours at no additional charge. This guarantee is unlimited — we revise until your permit is approved.


Is a site plan the same as a plot plan?

Yes. “Site plan” and “plot plan” are interchangeable terms used by different jurisdictions. Some building departments call them “site layout plans” or “lot plans.” Regardless of the name your local office uses, our drawings meet the standard requirements.


Can you add topographical / contour lines?

Yes. Topographical lines are available as part of the Grading/Drainage add-on (+$25) or included automatically in the Platinum package. We derive elevation data from USGS, LiDAR, and satellite datasets to create accurate contour representations. Note: for certified topographical surveys with sub-inch precision, physical fieldwork by a local surveyor would be required.


What is a vicinity map and do I need one?

A vicinity map is a small-scale map (usually in the corner of the site plan) showing the property’s location within the broader neighborhood or city. It helps building officials quickly locate your parcel. Some jurisdictions require it; others don’t. It’s included in the Platinum package. If your building department’s checklist mentions “vicinity map” or “location map,” select Platinum or ask us to add it.


Do I need an AutoCAD (DWG) file?

Most homeowners don’t — the PDF is sufficient for permit submission. However, architects, engineers, contractors, and developers often need the DWG file to integrate the site plan into their own CAD drawings. If you’re working with a design professional who requested a “CAD file” or “DWG,” add it for $25 (or select Platinum, where it’s included).


Can I use this site plan for a real estate transaction?

Our site plans are drafting documents designed for permit applications, not legal boundary surveys. For real estate closings, mortgage lending, or title disputes, most states require a certified boundary survey prepared by a Licensed PLS surveyor who physically inspects the property. If you need a certified survey, we can refer you to a local surveyor in your area.


How do I know I’m not overpaying?
